From anywhere in the world, we can retrieve any data from any tenant from any month instantly. Rent increases automatically update the rent roll and advises us when a tenant is due for increase. Choosing the right tenant!!! – Before prospective tenants are accepted by the building manager they must first check out their application thoroughly. Calling the ex-manager, surprise visit to their current residence, checking their credit from the bureau and checking trillion’s database ex-tenants. Our managers are very skilled and experienced in dealing with tenants relations, rent collection, bad debt collection, arbitration hearings, preventive maintenance.
Tenancy forms – Trillion’s team have designed specific forms for every type of building. Agreements, applications, in/out forms, notices to tenants, rent increase forms, rent rolls, deposit reconciliation, rent analysis, insurance comparable statement, building inventory, projected and actual comparative income/expense statement and ratio’s.
Maintenance – Preventive or repairs needed are first inspected by our trained staff. Full reports and approval prior to commencement of work. If we can’t do it ourselves, we acquire quotes from reputable trade companies, inspect and overlook their work and report all activities to the owner. There are not too many items that our staff cannot perform. Hot water tanks, boiler repairs, plumbing repairs, renovations, painting, fridge and stove repair, roofing, electrical and more !!!. If we can keep the big trade companies away from your building, you save !!!
